Community Gardens

Springfield, OH

2016

Community Gardens is a thoughtfully planned senior living community designed to promote wellness, independence, and meaningful neighborhood connections. Located on the former Community Hospital site in Springfield, Ohio, the development transforms an 11.5-acre brownfield into a vibrant residential community where seniors can comfortably age in place.

Planned as a pedestrian-oriented pocket neighborhood, the first phase includes 50 universally designed two-bedroom homes, with an additional 24 residences envisioned in a future phase. Duplex and triplex buildings are carefully arranged to create intimate neighborhoods that encourage social interaction while reflecting the human scale and architectural character of Springfield's traditional cottage-style homes. Each residence features a welcoming front porch overlooking shared green spaces and an attached one-car garage, balancing private living with opportunities for community engagement.

Designed to meet Enterprise Green Communities standards, the development emphasizes accessibility, sustainability, and healthy living. A connected network of sidewalks, walking paths, outdoor gathering spaces, and landscaped open areas encourages daily activity and interaction among residents. Community amenities include a neighborhood gazebo, playground, and a memorial honoring the legacy of Community Hospital, preserving an important piece of Springfield's history while creating a welcoming place for future generations.

Community Gardens demonstrates how thoughtful site planning and residential design can foster a strong sense of community, support active lifestyles, and provide high-quality housing that allows residents to remain independent for years to come.
